What Roof Replacement Involves
Roof replacement is the biggest job on the house, and the point of it is everything you do not see: the felt, the battens, the ventilation and the flashings that sit under the covering. A re-roof strips the old covering back, repairs or replaces any rotten timber, lays a breathable membrane and new battens, then re-covers in slate or tile. Done properly it resets the clock on the whole roof rather than buying a few more years.

How much does a new roof cost in Ireland?
As a 2026 guide, re-roofing a 70 square metre semi-detached house runs from about €8,000 to €14,000 in fibre cement slate, €12,000 to €20,000 in concrete or clay tile, and €18,000 to €30,000 or more in natural slate. A 120 square metre detached house runs from about €18,000 to €35,000. Pitch, access, chimney count and scaffold all move the figure.
How long does a re-roof take?
Most domestic re-roofs run one to three weeks on site once scaffold is up, depending on the size of the roof, the weather and whether timber repairs are needed. Irish weather is the main variable, so a contractor who gives you a firm window and keeps the roof sheeted overnight is worth more than the fastest quote.
Should I insulate the attic at the same time?
It is worth pricing. While the roof is open and the scaffold is up, upgrading attic insulation and ventilation costs far less than doing it as a separate job later, and SEAI grant support may apply to the insulation element. Ask for it as a separate line on the quote so you can see what it adds.
