Re-roofing a 70 square metre semi-detached house in slate typically costs from about €8,000 to €14,000 as a 2026 guide, and a 120 square metre detached house runs from about €18,000 to €35,000. Fibre cement slate sits at the lower end and natural Spanish, Welsh or Irish slate at the upper end. Individual slate replacement is about €80 to €200 per visit.
What is nail sickness?
Nail sickness is when the fixings holding the slates corrode away while the slates themselves are still sound. Slates start slipping in ones and twos across the whole slope rather than in one spot. Once it has set in, patching becomes a losing battle and re-laying the slope, reusing the good slates where possible, is usually the better value.
Can natural slate be reused on a re-roof?
Often a good proportion can. A roofer will strip carefully, sort the sound slates from the cracked and delaminated ones, and make up the shortfall with matching reclaimed or new slate. Reusing slate keeps the look of an older house consistent, and it is worth asking for the salvage rate as part of the written quote.
